April 2026 Market Update
The GTA housing market showed encouraging momentum in April, with home sales rising year-over-year even as the number of new listings declined. This shift signals a noticeable tightening in market conditions as we move deeper into the spring market, with more buyers re-entering the market and competing more actively in certain neighbourhoods.
At the same time, average selling prices have edged slightly lower compared to last year, continuing to give buyers more breathing room and negotiating power. This balance of increased activity and still-favourable pricing has created an environment where many are finding real opportunity—especially those who have been waiting for more predictable conditions.
Looking ahead, there’s a sense that demand is building beneath the surface. With borrowing costs easing over the past year and buyer confidence gradually improving, the market continues to show signs of steady recovery. If inventory continues to tighten, we could see a shift toward more balanced—or even more competitive—conditions as we head further into the year.
