Real Estate Market Report: August 2026

August 2026 Market Update 

The GTA market continued to tighten in August, with new listings down noticeably compared to last year. While sales also edged lower, fewer homes available for sale in some neighbourhoods could lead to more competition among buyers as we move into the fall.

Here’s what we saw:

✔️ Home sales decreased 2.1% year-over-year

✔️ New listings declined 14.1% compared to last year

✔️ The average selling price was $993,410, down 2.7% year-over-year

✔️ The MLS® HPI Composite benchmark was essentially flat month-over-month

✔️ Tighter inventory could contribute to renewed price growth in the months ahead

The market continues to evolve as we head into the fall. While some buyers remain cautious and are looking for greater certainty around the economy and borrowing costs, the decline in new listings is creating a more balanced environment and, in some areas, less choice for buyers.

With mortgage rates remaining relatively flat and average home prices lower than a year ago, affordability has also remained relatively favourable compared to recent years.

If inventory continues to tighten, we could see more competition among buyers and renewed upward pressure on prices as we move through the fall.
