It’s now time to pay attention to the right information and not the headlines. Remember that in many media outlets, the people that write the articles and the headlines are different. The headline writer is there to get your attention so that they get your eyeballs on the article and ultimately the embedded ads. That headline (and articles) are increasingly using year-over-year stats that do not reflect our current market because it’s more sensational.

Fact: year-over-year (so Jan 2023 – Jan 2022) we are down significantly. We can all agree on that. The big difference is how this is portrayed. In many articles, the big takeaway is the market is down 16.3% in January 2023. However, this is a lag indicator because it’s comparing the numbers from 12 months ago. This could lead you to believe that we are in a falling market, Not True. The lead indicator is what is happening month to month. Our market dropped from March 2022 – Aug 2022, and since August we’ve been flat and in a balanced market.

The pulse on the street is actually a little bit different than flat. In December we had very few listings and the market edged ever so slightly in the Seller’s direction. In January we had the exact same thing happen. A slight edging towards that Seller again. Do you see the issue here? If you just listen to the main headlines your expectations of what is happening in the market will not reflect what is actually happening. That could lead you to make a bad decision about a move.
