February 2026 Market Update
The Greater Toronto Area housing market continued to adjust in February 2026. 3,868 homes sold last month, down 6.3% from February 2025. At the same time, new listings dropped even more sharply—down 17.7%, showing that fewer homes are coming to market.
With more than 100,000 buyers holding off on purchasing, there is significant pent-up demandwaiting for the right opportunity. Many buyers are watching the market carefully, waiting for prices to stabilize and for positive economic signals.
The average selling price in February was $1,008,968, a 7.1% decrease from last year, giving buyers time to plan and consider their options.
Looking ahead, spring could bring exciting opportunities. If new listings remain lower, competition among buyers may increase, creating momentum in the market. This combination of limited inventory and pent-up demand suggests the potential for a lively spring market as buyers start moving again.
