Jule 2026 Market Update
The GTA market continued to tighten in July, with fewer new listings and sales holding relatively steady compared to last year. As we move toward the fall, buyers are beginning to face more competition in a number of areas.
Here’s what we saw:
✔ Home sales decreased just 0.9% year-over-year
✔ New listings declined 17.8% compared to last year
✔ Fewer new listings meant available homes were being absorbed more quickly
✔ Tighter conditions could mean less room for buyers to negotiate moving forward
After a slower start to the year, the market has continued to shift over the past few months. While many buyers are still waiting for more confidence around the economy and borrowing costs, the significant decline in new listings is changing the balance between buyers and sellers.
If this trend continues, we could see home prices begin to level off compared to last year as we move through the fall. Recent economic and employment data has also been more positive than expected, which could help bring more buyers back into the market.
