The good news is that more homes sold in April than in March. The bad news is that the total number is lower than last year. This uncertainty is causing some buyers to wait and see what happens. Many have been waiting for the dust to settle on the Federal Election and trade dispute before making a move.

Where do the numbers land?

5,601 home sales through the Toronto Regional Real Estate Board in April 2025 – down by 23.3 per cent compared to April 2024. 18,836 homes are currently listed, which is up by 8.1 per cent year-over-year. The MLS Home Price Index benchmark was down by 5.4 per cent year-over-year in April 2025. The main decline has been shouldered by condos. You can see from our stats that condos are quite clearly in a buyer’s market. Low-rise remains in a balanced market in the majority of the GTA, with some markets dipping into buyers’ territory.

The market is at a crossroads. Sales numbers will decide which direction it takes. Buyers hold the power now. With more homes listed, sellers must be flexible.
