The real estate market in September showed some signs of improvement. September home sales were up in the GTA when compared to 2024, and new listings were down slightly when compared to August 2025. This is inching us every so slowly in the right direction.
The interest rate decrease has helped bring variable rate mortgages to 3.79% with another expected 25 basis point cut at the end of the month. This would bring that rate to 3.54% which is much more reasonable for most buyers.
With all markets in a buyer’s market, there is increased pressure on pricing. This negotiation power has manifested in lower sales prices as buyers are taking their time and negotiating every purchase. This has increased affordability for many, and when paired with lower interest rates, could help stabilize our market in the coming months, bringing us back to a balance.
In September 2025, the MLS® Home Price Index (MLS® HPI) Composite benchmark fell 5.5 percent year-over-year. The average selling price came in at $1,059,377, reflecting a 4.7 percent drop from September 2024.
