September 2026 Market Update
A lot of buyers across the GTA hit pause in September. Uncertainty about the economy, inflation and interest rates kept many people waiting, and sales were down 9% from last year. When the market gets quiet like this, I always tell people to look past the headline, because a slower month usually means opportunity for the people who are ready.
Here’s what it looked like close to home. Average prices across the West GTA came in 2–4% below last September: about $1.37M in Oakville, $1.03M in Burlington, $1.02M in Milton and $930K in Mississauga. Homes are taking roughly seven to eight weeks to sell. That’s not a rushed market. You have time to look properly, ask the right questions and negotiate without the bidding-war pressure we saw a few years ago.
If you’re selling, there’s good news too. There are fewer homes for sale than this time last year in all four cities, so a well-prepared home stands out. Buyers are more selective right now, which means presentation and pricing matter more than ever. When those two are done right, homes are still selling.
The part I’m watching most closely is what TRREB calls “pent-up demand.” A lot of families still plan to buy and are just waiting until they feel confident about their jobs and borrowing costs. When that confidence comes back, those buyers will return together. With new listings already down 14% from last year, the extra choice and negotiating room buyers have today probably won’t last forever.
My advice hasn’t changed: time your life, not the market. If your family has outgrown your home, or you’ve been thinking about downsizing, the right time is when the move makes sense for you, with a clear plan behind it. You don’t have to figure out whether to buy or sell first on your own.
